Phase II marks the continuation of the development of one of the most important sustainable residential communities in Romania, a project designed based on the principles of the “15-minute city” and developed as an integrated housing model, with an emphasis on sustainability, urban coherence, and quality of life.
In this new phase, STRABAG Romania will develop a residential area that will include 172 homes, of which 91 are villas and 81 are apartments with parking, totaling a built area of over 23,000 sqm.
Construction works have already started for the Type D apartment buildings, which will include a total of 81 residential units, distributed across three separate buildings.
In parallel, construction will also begin for several types of individual and collective housing units, namely Urban Villa 12, Urban Villa 11, Urban Villa 10, Urban Villa 08, Urban Villa 07, Urban Villa 06, Urban Villa 03, Urban Villa 02, as well as Symbio Villa 02 and Symbio Villa 03.
„The start of works for Phase II of Amber Forest, together with STRABAG, marks the next step of a development already validated in practice, within a community where over 300 homes have already been delivered, most of them already occupied. Beyond its scale, Amber Forest is defined by a broader vocation: that of serving an area of over 200,000 residents in northern Bucharest, through an open community with commercial, educational, and recreational functions accessible to the entire area. Phase II continues this vision, with the same strong commitment to quality, sustainability, and measurable performance.
The partnership with STRABAG is essential for this stage, as it allows us to maintain the technical standards of the project and ensure that the assumed objectives, including those related to LEED Platinum certification, are supported through rigorous execution, at the level of benchmark projects in the market.
A defining element of Amber Forest remains the strict control of living quality: all homes currently under construction, together with STRABAG and the other teams present on site, are and will be individually tested for air tightness before delivery, with results consistently below the 1.5 n50 threshold, reaching values as low as 0.6, a level of airtightness found in the most demanding international construction standards. This level of control is only possible through close collaboration between development and execution, and STRABAG’s involvement in Phase II represents an important step in maintaining and raising these standards for the entire community.”, said Leonidas Anastasopoulos, Co-founder and Managing Partner, Alesonor.
„The start of Phase II of Amber Forest marks the beginning of our collaboration with Alesonor, a partner that has already demonstrated the ability to deliver solid projects. STRABAG’s role in this partnership is clear: we translate Alesonor’s vision into execution, under conditions of predictability, quality, and proper delivery pace. We bring an experienced team and a structured way of working. We use digitalized processes for 3D modeling, progress tracking based on the model, and defect management directly within the model. In parallel, we apply LEAN Construction principles for efficient planning, waste minimization, and clear site organization. Because if there is one thing we do very well at STRABAG, it is using technology to transform the construction industry and its impact on the environment.”, said Bogdan Mărginean, Technical Subdivision Manager, STRABAG Romania.
„For our team, the start of construction works for Phase II of Amber Forest is an important moment, as we are effectively entering the execution stage of a complex project with high quality and sustainability requirements. We take on this role responsibly, through a structured approach based on rigorous planning and careful control of every construction stage. Our collaboration with Alesonor is based on clear objectives and a shared vision regarding the long-term performance of the project. We focus on integrating technical solutions that support energy efficiency and construction quality, so that the delivered results are aligned with the standards set for Amber Forest. Through our expertise in execution management, we aim to contribute to the development of a sustainable and well-organized community that meets the expectations of future residents.”, said Alexandru Popescu, Technical Business Unit Manager, STRABAG Romania.
